How the assessment works
- Send the form. It takes about two minutes. Tell us where the property is and what worries you most.
- We reply and book a time. We confirm the details by WhatsApp, phone or email, whichever you prefer, and agree on a visit time.
- We walk the property. We check the main systems and look for early signs of salt, humidity and wear.
- You get our findings. A clear summary of what we found, what needs attention first, and a recommended plan with a quote. There's no obligation to go ahead.
What we check
- Air conditioning and ventilation
- Plumbing, water pumps, tanks and water pressure
- Electrical panel, outlets and lighting
- Roof, walls and waterproofing, including leaks, damp and mould
- Doors, windows, locks and metal fixtures exposed to salt air
- Pool, garden and exterior, if the property has them
- Wi-Fi and smart-home devices

Is the property assessment free?
Yes. The assessment is free and comes with no obligation to sign up for any service.
How quickly will you reply?
Between 7 am and 10 pm (Tulum time) we usually reply within minutes. Outside those hours it can take longer, but you will always hear from us within 24 hours.
Do I need to be in Tulum for the assessment?
No. Many of our clients live abroad. Tell us in the form who can give us access, such as your property manager, concierge or building staff, and we will coordinate with them.
What happens after the assessment?
You receive a summary of what we found and a recommended plan with a quote. You decide whether to go ahead, and when.

All of Tulum, including Tulum Centro, La Veleta, Región 15, Aldea Zamá, Selva Zamá, the Zona Hotelera and the coast north to Akumal.
