Tulum Pro Maintenance serves the whole of Tulum — the town itself, the residential developments spreading west and north, and the properties along the coast road. Our team is based in Tulum, so every area below is part of our regular routes.
Tulum Centro, La Veleta and Región 15
In town, we work across Tulum Centro and Tulum Pueblo, La Veleta, Región 15, Región 12, Región 8, Soy Tulum and Tulum 101. Most properties here are condos, rooftop units and newer villas. Typical work includes air-conditioning service, water pumps and water tanks, roof waterproofing before the rainy season, and cleaning between rental guests.
Aldea Zamá, Selva Zamá and the jungle developments
In the planned developments, we cover Aldea Zamá, Selva Zamá, Selva Norte, Holistika, Los Árboles and Tulum Country Club — where most of the condos and villas owned from abroad are. Under the jungle canopy, humidity does the most damage: mould in closed-up units, swollen wooden doors and air conditioners that work harder than they should. Regular visits keep an empty property aired, dry and ready for your arrival.
Zona Hotelera and the coast
Along the coast, we reach the Zona Hotelera on the beach road, and north to Tankah, Soliman Bay and Akumal. Beachfront homes live with salt air: corroded fixtures and hinges, pitted metal, failing air-conditioning coils and faster wear on pool equipment. What we look after
We look after villas, condos, vacation rentals, residential properties and investment properties, for owners, residents, vacation-rental hosts and property managers.
Property maintenance: scheduled visits, a full systems checklist and a written report with photos.
Cleaning and laundry: routine cleaning, turnovers between guests, and linen and laundry.
Smart home and technology: Wi-Fi, smart locks, lighting and app-based device control.

How quickly do you reply?
Between 7 am and 10 pm (Tulum time), we usually reply within minutes. Outside those hours it can take longer, but you will always hear from us within 24 hours.
