What salt air and humidity do to a Tulum property
A property in Tulum lives in one of the hardest environments a building can face: salt carried on the sea breeze, high humidity most of the year, strong sun and heavy seasonal rain. None of it causes sudden damage. It works slowly, in places nobody looks, which is why most expensive repairs here started as something small that nobody was there to notice.
Air-conditioning units
Outdoor AC units take the worst of it. Salt settles on the coil and the housing, and corrosion starts at the edges and fasteners. Filters clog faster in humid air, and a unit that runs in an empty, closed-up house can still build up damp and odour inside. Clean filters and a look at the outdoor housing every month catch most problems while they are cheap.
Metal hardware
Hinges, locks, handles, railings and window fittings rust faster near the coast. A lock that turns a little stiffly this month can seize next month, often when a guest is trying to get in.
Closed rooms and wardrobes
When a property sits empty, humidity has nowhere to go. Closed wardrobes, bathrooms and bedrooms are where mould and a musty smell start. Airing the rooms and checking for damp is one of the simplest and most effective things to do while you are away.
Wood, seals and grout
Wooden doors and frames swell in humidity and start to stick. Silicone around windows, showers and sinks breaks down in heat and sun, and once a seal fails, water gets behind it quietly.
Electrical and appliances
Moisture and salt corrode contacts, outlets and outdoor fixtures. Fridges and washers that sit unused for weeks are worth run-testing before someone arrives, not after.
A monthly check that covers the risks
AC: filters cleaned, outdoor unit and housing inspected
Plumbing: drains running, under-sink seals dry, no leaks
Electrical: panel tested, outlets and fixtures working
Damp: closed rooms and wardrobes aired, no damp readings above normal
Doors, locks and seals: tested and adjusted
Appliances: run-tested
Exterior, garden and drains: clear and in order
This is the checklist behind every Tulum Pro Maintenance visit. After each one, you get a written report with photos of what we found and what we did. See how the plan works on the Property Maintenance page.
